Most bin hire in Docklands starts with an apartment to clear or a tenancy to strip back, and on the waterfront that job hits a wall the suburban version never does. There is no front yard, no driveway, no kerb you can simply drop a skip onto. Binswest has run a daily City of Melbourne round since 2010, and across more than 6,000 jobs we have learned that a Docklands booking is settled by your building long before it is settled by bin size. The towers here sit on podium car parks and dock-side loading bays, so a skip can only go where the building lets it: a booked loading bay, or the building’s own waste area. Tell us your tower and the job, and we will work out where the bin can actually stand before you commit to anything.
That access reality is the whole difference between a smooth Docklands drop and a wasted morning. Skip bin hire and mini skip hire both run off the same daily round, so once the dock is sorted, the rest of the booking is quick.
Working Your Building’s Loading Dock and Waste Area
A Docklands high-rise does not hand its loading dock to whoever turns up with a truck. Body-corporate and building management control the dock, the access window, and often the height clearance down to the centimetre, and most towers want the bin movement booked in advance so it does not clash with deliveries or residents. This is the step competitors gloss over, and it is the one that decides your day.
Here is how we handle it. You tell us the building and roughly what is coming out. We confirm the realistic options for your address: whether the skip sits in a booked loading bay, in the building’s waste area, or, for the rare street-level townhouse off the promenade, on the road with a permit. A podium car park usually sets a height limit that caps which bin can go down the ramp, so a smaller skip is sometimes the only thing that physically fits. We size to that constraint rather than against it. If your building manager needs a delivery time locked to a dock window, we slot the drop and the pickup to it.
The payoff is that the truck arrives to a spot that is already cleared and approved, instead of circling Harbour Esplanade while someone hunts for the right person to open the dock.
About Binswest
Binswest is a family-owned waste business founded in 2010 by Mark, and after 16 years on the road we have served over 6,000 clients across Melbourne’s CBD, inner and western suburbs. We are not a national franchise routing your call to a depot two states away. Every load we collect goes to our Government-Approved Waste Transfer Station in Sunshine North, where it is sorted by hand. In 2024 that recovery work kept 41% of what we collected in recycling and another 35% in repurposing, leaving just 24% for landfill. For a Docklands apartment fit-out, where the waste is mostly old fittings, plasterboard and packaging, that sorting is where most of the material finds a second life rather than a tip face. The detail behind the booking, the access knowledge, the sorting, the on-time pickup, is what 16 years of doing this work actually buys you.
What Bin Hire in Docklands Costs, Per Size
Most operators around here make you fill in a quote form before they show a single number. We do not. Here is what each size starts at, in writing:
-
from $250
-
from $350
-
from $450
-
from $550
-
from $650
-
priced on quote
Those are starting prices. The final figure depends on the waste type and the weight, which we confirm when you tell us the job, so there are no surprises at pickup. For a full commercial strip-out that needs a 10m3 or one of the larger hooklift bins, we quote it on the spot once we know what is coming out and how the dock works. Our best-price guarantee means no hidden fees buried in the booking.
Skip Bin Sizes for an Apartment Clear-Out or Tenancy Strip-Out
Docklands jobs cluster around two shapes, and they take different bins. An apartment declutter or an end-of-lease clear-out is mostly furniture, soft goods and boxed clutter, which is bulky but light, so it fills a mid-size skip fast without getting heavy. A tenancy or apartment strip-out adds plasterboard, old joinery, carpet and fittings, which packs denser and sometimes needs a larger bin or a second drop.
A rough guide for tower work:
- 2m3: a single-room declutter or a small unit clear-out
- 3m3: a one-bedroom apartment fit-out or a tidy end-of-lease
- 4m3: a two-bedroom strip-out, kitchen and bathroom fittings included
- 6m3: a larger apartment or a small commercial tenancy refresh
- 8m3: a full tenancy strip-out where the load runs heavy with joinery and board
The catch in Docklands is rarely whether a big bin would suit the volume. It is whether the building’s dock or car-park ramp can take it. We size to what fits your access first, then to the load, and if one larger bin will not go down the ramp we will say so and plan a swap instead.

Same-Day and Next-Day Delivery to Docklands
Docklands sits on our daily City of Melbourne run, so delivery is genuinely quick. Book by 9am and a same-day drop is often available, subject to how full the run already is and whether your building’s dock window can take the truck that day. Anything booked later lands next day. Our standard pattern is a Monday drop-off and a Thursday pickup with a 3 to 7 day hire, and we run six days a week, so a tight handover or a fit-out deadline can usually be worked around. When a dock booking pins the delivery to a set time, we hold the drop to it.
You can call 0427 166 444 between 7am and 4pm on weekdays or 7am to 1pm on Saturday, and online enquiries are welcome any day, Sundays included.

What You Can and Can’t Put in the Bin
Standard household, commercial and renovation waste is fine: furniture, timber, plasterboard, packaging, general rubbish, and the fittings a fit-out leaves behind. A few materials are prohibited by regulation and cannot go in any skip: asbestos, flammable liquids, wet paint, gas bottles, tyres, and batteries. Skips also cannot be overfilled, an OH&S load-safety rule that matters more in a tower job where the bin is craned or trucked through tight access. If you are unsure about a particular item, ask when you book and we will confirm how it is handled. The full list lives on our guide to what is allowed in our skip bins.
- Wet Paints
Liquid paints or leftover tins
- Flammable Liquid
Petrol, thinners, solvents, oils
- Asbestos
Any bonded or loose asbestos
- Gas Bottles
BBQ cylinders, LPG tanks
- Tyres. Batteries*
Car tires, lithium's or lead-acid batteries
Do not overfill skip bins for OH&S reasons

When a Docklands Skip Needs a City of Melbourne Permit
Inside Docklands the permit question usually never comes up, because most skips sit on private or body-corporate land: the loading bay, the basement, the building’s waste area. Placement there is a building-management matter, not a council one. A City of Melbourne placement permit only applies when a skip goes on the road, the footpath or the promenade, which in practice means the occasional street-level townhouse off Harbour Esplanade rather than a tower job. If your placement does need one, we tell you at booking and confirm the council’s current rate then, so the permit is sorted before the bin arrives rather than after.
The City of Melbourne Suburbs Next to Docklands
Docklands is one of several inner-city pockets we cover within the City of Melbourne, and the access challenges carry across them. For the clearway-timed streets of the central grid, we handle bin hire in the CBD and Hoddle Grid, where loading zones and clearways set the placement clock. Across the river, the high-rise towers of Southbank run on the same dock-and-freight-lift logic as Docklands. To the north-west, the warehouse conversions and apartments of West Melbourne round out the inner-city run. Further north, beyond the top of the grid, the terraces and student towers take their own daily drop, where we run bin hire in Carlton and bin hire in Carlton North. Each is on the same daily route, so the same crew that knows your tower knows the neighbours.
Bin Hire Docklands: Your Questions Answered
Through your building’s loading bay or waste area, not the kerb. You tell us the tower and the job, we confirm the access option, the height clearance and any dock booking your building manager needs, then we slot the drop to it. Almost no Docklands skip ever meets a street.
For a tower job, building-management or body-corporate approval is usually the only approval that matters, because the bin sits on private land. A council permit only comes into it if the skip goes on the road or promenade, which is rare in Docklands. We sort whichever applies before you book.
Yes. We run six days a week and can hold the delivery and pickup to a dock window your building sets, so a fit-out or end-of-lease deadline can be worked around. Book by 9am and same-day is often on the table, subject to the run and the dock.
